Sutter County Warns of Deed Fraud

YUBA CITY, CA (MPG) - The Sutter County Clerk-Recorder’s Office is urging property owners to remain vigilant after an increase in questionable documents submitted for recording over the past year, including deeds that may indicate attempted fraud.

According to the department, fraudulent deeds can result in unauthorized transfers of ownership, loans taken out against a property without the owner’s knowledge or attempts to resell a home. Officials say these cases can become costly and time-consuming if they are not identified early.

“The Clerk-Recorder’s Office is trained to identify red flags and escalate suspected fraud cases to the appropriate authorities for investigation and potential action,” the Sutter County Clerk-Recorder’s Office said.

The office is also preparing to launch a Deed Fraud Notification Program later this year as part of Senate Bill 255. Once implemented, the program will notify property owners within 30 days whenever a deed, quitclaim deed or deed of trust is recorded against their property.

In the meantime, the Clerk-Recorder’s Office encourages residents to take proactive steps to protect themselves. Property owners can regularly search the county recorder’s index using their name or property address to confirm that no unauthorized documents or unfamiliar liens have been recorded. Public kiosks are available for free record searches at the Clerk-Recorder’s Office, located at 433 Second St. in Yuba City.

Residents are also advised to watch for warning signs such as missing property tax bills or receiving notices from lenders they do not recognize.

Anyone who believes they may be a victim of deed fraud should contact the Sutter County District Attorney’s Office to file a report.

The Clerk-Recorder’s Office said staying informed and checking records regularly can help prevent fraud and protect property ownership.
