Hyatt Studio Hotel to be Marysville B Street Project Centerpiece

MARYSVILLE, CA (MPG) – The Marysville City Council happily approved the Plan Review, Use Permit and Design Review Application for the proposed B Street Hotel and Commercial Center on the property bounded by 14th Street, B Street, 12 Street and the Railroad Right of Way at the Feb. 20 meeting.

Groundbreaking is expected in late 2024 with completion in 2026.

The city’s staff report indicated the project is within the Historic District boundaries. Since no historic structures are located on or adjacent to it, the property will not be incompatible although modern style architecture consistent with newer buildings in the community will be incorporated.

Its centerpiece will be a new Hyatt Hotel model, the Hyatt Studio, and might be one of the first of its kind to be completed. The four-story hotel will have two-room units. A Starbucks is part of the project with Councilmember Stuart Gilchrist commenting, “It is extremely important for another Starbucks to be in Marysville because Starbucks is heavily app-driven, and coffee can be ordered for pickup by drivers along Highway 70. The hotel will be set back from B and 14th streets and the coffee service will be in the center area of the property."

A 16,000-square-foot Market Grocery will be set back from B and 12th streets. Adjacent to that is the Quick Stop and convenience store. The total property contains 4.96 acres, with a remaining parcel that might be sold to Caltrans (California Department of Transportation) as a work site for future road widening of B Street.

According to the staff report, all three properties will exceed the respective parking requirements, being substantially under the number of allowable compact stalls. Proposed are 83 Electrical Vehicle (EV) stalls either ready or capable of EV equipment, which exceeds the CalGreen standard by two stalls.

Consultant Paul Richardson, who with Marysville Community Development Director Dan Flores made the presentation, explained that the underground soil must be re-excavated and compacted. Before construction, six months of major site work is expected since it was discovered that a lake used to be under the property, part of what was called Ellis Park, and the soil needs to be reworked. After that will be undergrounding of the utilities with PG&E and overhead utilities will be relocated along with a portion of the existing utility easements, largely to accommodate the retail/market building. This work will be done prior to the issuance of any building permits, it was reported.

For California Environmental Quality Act (CEQA) criteria, the project qualifies as an infill in an urbanized area of less than five acres, adequately served by utilities, for the purpose of revitalizing a previously developed site in the city of Marysville so it qualifies for the exemption.

The city owns the property. The applicant is Engstrom Properties, Inc. and The Presidio Companies, LLC (asset manager), working with Deborah Woodbury McCandless & Associates Architects, Inc. A third party will daily manage the hotel.

City Council unanimously passed all Consent Calendar items, which included a) Approval of Accounts Payable; b) Quarterly Investment Report for the Quarter Dec. 31, 2023; c) California Highway Patrol Adult Use Marijuana Act (AUMA) Grant; d) California Office of Traffic Safety Selective Traffic Enforcement Program Grant 2024/2025; e) (to) Authorize Purchase of Awnings for Police Department Entrances; f) Lease Assignment and Assumption for Maiden Lane; g) City of Marysville Measure C Annual Reports for Fiscal Years 2018-19 through 2021-22; h) Caltrans Clean California Local Grant Program - Cycle Two 2023/2024; and  i) Acceptance of SACOG Green Means Go Funding Grant for Sewer and Storm Drain Infrastructure Analysis.

Councilmembers Bruce Buttacavoli and Brad Hudson requested public help for the Bok Kai Festival on March 9, along with a Rib Cook-off. City Manager Jim Schaad reported damage to a traffic light during the recent rain that destroyed innards of that cabinet, and the city is working with insurance to replace it.
